The Harwood Building towers over the compact downtown, which greets train passengers. It has a turret-and-gables design that evokes an Elizabethan castle and is a rare sight in suburban Westchester.

The town of 6.7 miles was founded in 1701 by Caleb Heathcote an English aristocrat. It has many road names that recall Heathcote’s homeland, such as Whig, Tory, and Paddington. Large, luxurious houses are set behind long driveways that run along the runway, like in the Murray Hill section. These houses are of many English manor houses.

Scarsdale’s Old World charms and distinction as one of the wealthiest cities in the country — an average household earns $417,335 per year according to Bloomberg — can be intimidating for some buyers.

David Benderson (41), an ophthalmologist who was born in Pennsylvania and spent his childhood with relatives in Ossining and Dobbs Ferry, said that the company had “a reputation for being a little bit snooty”.

Dr. Benderson, his wife Mythili Murthy (an endocrinologist, now 41), and their sons, were unhappy living in Annapolis. They were frustrated by the slow pace of life in winter and the lack of play dates.

Dr. Benderson’s family decided to “roll the dice” and try something new, and they began hunting in Westchester. They avoided Scarsdale and instead chose Irvington and other river communities. To get a feel of the area, they wanted to rent a house for a time, but it was difficult to find a place to rent. There was a shortage of rental inventory due to the hot market.

Dr. Benderson reluctantly visited a three-bedroom home in Scarsdale’s Edgewood section to be pleasantly surprised. He said Edgewood was not what he expected Scarsdale would look like, with its modestly-sized, well-kept homes and socially friendly tenth-of an-acre lots.

It worked. One year later, the couple purchased a Tudor-style Tudor-style house built in 1928 with four bedrooms and three and a quarter bathrooms. It also featured stone details on its façade. The house cost $1.05 million in 2015 and needed some work.

These early assumptions about the couple have since been discredited. Dr. Benderson stated, “There are so many truly down-to-earth people here.”

Scarsdale is 76% non-Hispanic white, and 15% Asian according to census figures. Harry Bellew, 47 years old, stated that Scarsdale has a growing population of people from overseas. He grew up in England, and has lived in Spain and Colombia.

In 2014, Mr. Bellew (a cloud computing specialist) and Kara Bellew (a 43-year-old lawyer), lived in a Hoboken condo. However, they needed to relocate closer to White Plains in N.Y. where Ms. Bellew was offered another job.

Hispanic Mr. Bellew said that the “insular” Scarsdale made them a little hesitant. The town was 21 miles from Midtown Manhattan, and had strong schools that made it difficult to ignore. They rented a Tudor-style house in the area, and then spent $1.28million in 2017 to buy a four-bedroom colonial-style home with their daughters.

His twice-weekly pick up soccer games show that Scarsdale is rapidly becoming more cosmopolitan. Mr. Bellew stated: “It’s a lot more diverse here than what I thought.”

What you’ll find

Scarsdale, population 18,000 is shaped like a wrinkled bow tie and squeezed between White Plains & Eastchester. However, it has a more uniform look than either of those places. This is not an accident. The town was founded more than 100 years ago and has maintained a tight grip on its growth.

It voted to be a village in 1915 to stop White Plains from annexed it. The state can alter a town’s boundaries but not a village’s. Scarsdale also imposed townwide Zoning in 1922. This is a rare suburb to do this. Today, the village and town are conterminous.

However, attempts to create a suburb-wide moat weren’t always successful. A justice ruled in 1930 that Scarsdale had wrongly rejected a developer’s plan to build a rental community near the Bronx River Parkway. He noted that apartments made up less than half of Scarsdale’s housing stock compared to 9 percent in Pelham Manor to the south.

The red-brick Scarsdale chateaux, an eight-building, non-elevator complex of 116 units, was able to make it through. Multifamily housing in Scarsdale is still rare, whether it’s rentals, condos, or co-ops. Christie Place has 42 age-restricted condos. It was built in 2008. The Heathcote is a 14-unit development in the Five Corners. Dawn Knief, an agent at Compass, stated that the complex will be reincorporated as a condo after it failed to sell its one-to three-bedroom units as co-op. The apartments are currently rented out at $6,500 per month.

Scarsdale is home to many beautiful single-family homes dating back to the 1920s and 30s. Tudors come in many sizes and shapes. There are also Mediterranean, Georgian, and Italianate styles. This helps streets avoid looking too similar. Many neighborhoods are aligned with school districts like Greenacres or Quaker Ridge. The yards of properties west of Post Road are larger, sometimes exceeding five acres, than those east.

According to multiple listing data prepared by Angela Retelny (an associate broker with Compass), 99 single-family homes were on the market for sale on Nov. 21 at an average price of $2.84million.

The most expensive was a six-bedroom colonial-style house with nearly two acres in Murray Hill, which was built in 2012 and featured an outdoor pool as well as an indoor basketball court. It was listed at $8.995 million. A three-bedroom Victorian built in 1894 and featuring a front porch was the least expensive at $749,000.

Prices are usually soft if there is lots of activity. Ms. Retelny stated that 206 single-family homes were sold in September 2018, compared to 177 in the same time period last year. She said that the average sale price for September was $1.61million, which is a 13 percent drop from last year.

Scarsdale’s downtown is quiet, walkable, and lined with the type of mom-and-pop stores towns love — such as the independent Bronx River Books. Scarsdale doesn’t offer much in the way nightlife. According to Scarsdale’s comprehensive plan for 2010, “Too many jewelers and banks” was the description. Not much has changed.

A 2.5-acre parcel, which includes a parking garage, lots called the Freightway Site, and has been subject to debate since the 1920s, could finally be given a major makeover with apartments, parking, and stores. Officials had reduced the number of private development proposals down to two finalists as of November. They were AvalonBay Communities, East End Capital and the team from LCOR. Next spring will announce the winner plan.

Platform tennis is a winter paddle game invented in Scarsdale. Courts still exist in the town, such as Brite Avenue Park. The outdoor highlight is the Bronx River Parkway Reservation. This 807-acre linear park, whose Garth Woods section crosses Scarsdale, has a footbridge that takes you to a waterfall.

William Bailey Lang, an iron merchant built Rowsley in 1858. It was a veranda-lined house that was modeled after one from Derbyshire, England. The Scarsdale Woman’s Club has lived in the house since 1928. It is listed on the National Register of Historic Places. It is believed that the white oak tree on the front lawn is almost 500 years old.
